The Armour's Hotel Bed & Breakfast is a majestic two-story native brick structure. This B&B is listed on the National
Register of Historic Places. It’s a modern day getaway that takes you back in time!! The Armour’s B&B has the only thriving
historic Mineral Bath House of its kind! There is only one other place on earth that features these types of mineral waters and it is found in Germany. Four out of the five varieties of mineral springs found in this area run beneath the property (FYI Even though you will find mineral water running in the Bath House the rest of the Bed and Breakfast is plumbed with "City"water.) In addition to the claw foot tub Mineral
Baths located in the Bath House, there is a private Massage/Spa room. The Mineral Bath House /Spa of the Armour's can entered through the Hotel Gift Shoppe or via a Private Entrance.
This magnificent Bed & Breakfast sits on a gorgeous (mostly level) piece of property (slightly over 2 3/4 acres). It backs
up to the idyllic Salt Lick Creek that runs through parts of KY down into the TN County adjoining RBS, TN - Macon Co. There
is a place to play volleyball or badminton, a gazebo, and an outdoor fire pit. This property is inviting!!
The quaint Armour's Hotel B & B offers rooms on both the first and second floors. Each room features a unique theme and
private bath. (There is potential for additional rental income with the re-configuring of the existing room layouts.) Currently there are 14 Guest Rooms, 4 Guest Suites, a Library, business Office, in addition to owner’s private family living quarters. Also, on the first floor you will find the Chef's style kitchen with a separate Chef's Pantry & Chef's Quarters, a large walk-in cooler, commercial gas range, convection oven & commercial ice machine.
There are multiple guest gathering "Common" sitting areas throughout The Armour's. The Library is peaceful and features
shelves thatare filled with a variety of reading material along with a fireplace to warm you in the cooler months. There are
two beautiful sprawling porches that run along the front of this B&B that inspire individuals and groups to gather and visit...these spots encourage special memories for each of the guest's that stay at this fabulous B & B. The gathering areas give individuals places to read quietly, family groups places to gather and put together puzzles or play board games, as well as areas for guests to visit between meals and rejuvenate. Red Boiling Springs has a beautiful "Quilt Trail" laid out with paved sidewalks for those that enjoy a leisurely stroll through our Community. The town also hosts two old fashioned covered
bridges… and a ton of Community Spirit!!
There are two exterior buildings: One is the "Chicken Coop". It is a vintage style building that serves as storage for tools
and such. The other is a 24x40 metal sided building with electricity, shelving, and a concrete floor. It is wired with a 30 amp plug-in to accommodate a travel trailer. It’s a “Man Cave” paradise! This building could easily be transformed into an "outdoor" entertainment venue(or possibly a quaint home for the incoming Innkeepers). In addition, it would be easy to add
a covered deck for outdoor seating. We would like to point out there is plenty of level land near the creek that would be a
perfect place to add a couple of spots for "tiny" cabins for additional income. There is tons of potential!
Again one of the things that sets this Bed & Breakfast apart is it hosts a notable historic Mineral Bathhouse/Spa that is
exclusive to this B&B! Not to mention this incredible B&B is being sold completely Turn-Key. All the rooms will remain
furnished including the décor and appropriate linens, the kitchen/dining rooms will retain the cookware, dishware &
flatware, etc., the Bathhouse retains everything to help guest become refreshed. The list of extras is LONG.
The new owners will just need to unpack their suitcases and start taking bookings
